American Real Property Management, Inc. is headed by Lawrence T. Wahl, a California Licensed Real Estate Broker. As the President of the corporation, Mr. Wahl brings to the organization over 20 years of professional career experience in development, rehabilitation, marketing, opening, rent ups, turning around the distressed properties, directing daily management and maintenance operations for approximately 6,000 apartment units nationwide, and acquisition of new businesses. Mr. Wahl has an in-depth knowledge of HUD (Section Acts [236, 221 (d), 202], Management, Preservation Housing Titles II and VI), Housing Authority (Section 8 programs-project base-voucher-certificates), Tax Credits (Occupancy/Economic Criteria), Rent Control, and other Housing Programs along with professional expertise in operations of conventional and commercial properties.

Mr. Wahl’s experience also includes working with developers and non-profit organizations to create, draft, and develop specific management plans to provide property management operations that are responsive to the client’s daily and special needs.

American Real Property Management, Inc. is centrally located only a few minutes from downtown Los Angeles. The organization operates from firmly implemented structuring, yet allows for degrees of flexibility to make its policies workable when dealing with specific agencies, jurisdiction and/or resident service organizations. The flexibility of American Real Property Management, Inc.’s management style permits fast, sure response to specific related project requirements and unique economic opportunities.

American Real Property Management, Inc. maintains instant access to the current financial status of every property under its management. A complete property in-house accounting system is maintained and the corporation’s staff closely monitors the financial condition of each property. In turn, the company maintains a close, effective working relationship with its apartment employees, resident groups, and regulatory agencies.

The main office maintains an inventory of cost-effective specialty contractors and handy men that have the flexibility to go where they are needed. Emergency maintenance service is available around the clock and on weekend and holidays. For larger properties that have on-site maintenance personnel, the operation of the maintenance personnel, its productivity, maintenance schedule, and preventive maintenance functions are reviewed regularly by the main office for workmanship, costs, and preventive safety.

In addition, new and established vendors and suppliers are reviewed periodically for comparative costs, consistency of quality of services, and expected behavioral courtesy while on the job site. Optional and specialty services are also made available to satisfy its client’s regulatory agency requirements and commitments that are to be incorporated in establishing a suitable operational plan for the property.

In addition, American Real Property Management, Inc. also provides other services, including but not limited to:

• Asset management and consulting.
• Working with clients to acquire income properties, new constructions, or rehabilitated existing properties.
• Developing, preparing and implementing conventional and specialized management and marketing plans, promoting and establishing resident group organizations (i.e. working with resident councils and resident-elected Boards for cooperatives, non-profits, and special-purpose committee organizations to encourage resident participation programs in educational and social issues, and to promote resident awareness).
• Developing resident criteria, leasing guidelines (Tax credit, Section 8 certification eligibility, and HUD Section Acts eligibility guidelines).
• Setting up maintenance and preventative maintenance schedules, site inspections, evaluation programs for new and existing projects (pre-occupancy for new construction, unit by unit for occupied).
• Assisting and coordinating HUD’s Title II and Title VI Programs (for stay-ins, buyer/seller op-outs, etc.).
